Property search agency Garrington has produced an eye-catching map showing the areas of the capital with the most “potential for outperformance” in the year ahead.
Having looked at price growth, activity levels and average values across all of London’s boroughs, the firm has identified the districts with the greatest “momentum”, and as you can probably guess, old favourites aren’t among them…
“After years of burning brightest, the core boroughs have burnt themselves out – and new stars are rising in the east”, observes the team, describing the overall effect as a “Property Supernova”.
It’s all about those eastern areas, according to this, from Redbridge in the north east to Sutton in the south; Havering sits right at the top of the rankings, thanks to the forthcoming Elizabeth Line promising to shave journey times from Romford to central London to just over half an hour – the combo of affordable house prices and superfast connectivity should be a winner for those in search of real value, says the team.
Barking & Dagenham is deemed the next one to watch, after price growth outperformed every other borough in 2016 and transaction numbers remained “remarkably resilient”.
