Grafton Estates has bagged unanimous approval from planners for its variation on the “exciting” mixed-use development of a chunky chunk of Mayfair.
The Squire & Partners-designed scheme, across two sites on Grafton Street and Bruton Street (between Mr Fogg’s and the Coach & Horses), will see existing buildings demolished and new ones erected in their place. Similar plans were approved in both 2008 and 2012; these seem to be just variations of the same.
Site one – 8-10 Grafton Street and 22-24 Bruton Lane – will end up as a six storey building housing retail, a restaurant and offices, plus a new 11-storey building on Barlow Place with 15 “over-size” residential units on the first-to-tenth floors.
Site two – 12-13 Bruton Street – will become an eight-storey office block with retail and/or restaurant on the ground floor.
No objections were received for these new look designs, submitted by Gerald Eve on behalf of Grafton Estate No.2, and there were even some letters of support from local residents.
One of the big changes, however, is the affordable housing contribution. The sites’ previous application, back in 2012, offered just a £220,000 contribution; this revised one offers £2.26m as “the market has improved.”
