An apartment in British Land’s forthcoming, record-breaking Clarges Mayfair scheme has surfaced on the resale market.
Due for completion sometime in Q2, the highly-anticipated Squire & Partners-designed project opposite Green Park saw a hugely successful launch in 2014, as HNW buyers pounced on the initial release of 22 units, snapping them up for a combined £259m (50% of the total GDV of the entire project) at an average psf rate of £4,750. A total of five smashed price records for Mayfair, with a penthouse going for in excess of £5,000 psf.
Two years on, a 995 square foot one-bed on the first floor has been listed as a resale for £4.25m (£4,271 psf), ahead of the final release of 12 units, which have some of the best vistas in the capital and are due to be marketed “closer to completion”.
All 34 super-prime apartments will have access to facilities including a concierge, pool, spa, gym, and parking. The project is also delivering nearly 50,000 square feet of offices, 15,000 square feet of retail and leisure, and 10,500 square feet of social housing.
Stratton Street-based agency Mansion London is inviting offers for the unit, which is being sold on with a 999-year lease.
