All I Want For Christmas…is a Grade I-listed mansion in Dorset

It might be a bit late – even for Santa – to organise this year, but which properties would the professionals like to wake up and find the keys to on Wednesday morning?

This spectacular country house with 800 acres would do very nicely, says buying agent Tom Hudson…

“West Lodge in Dorset sold back in November 2010. It’s a really interesting house; incredibly private with a long drive and the most sensational views. Outside, there is a delightful walled garden and even more potential, but it’s very comfortable as is and comes with a particularly good shoot to enjoy on Boxing Day!”

Andrew Langton of Aylesford International has his heart set on Hampshire…

“The property must be under £2m and in the heart of the Hampshire countryside. I would like five bedrooms, private garden, and old fashioned comforts. It should be out of town with no more than an hour’s commute to London, but enjoying all the many benefits Hampshire has to offer.”

A rural idyll would be Andrew Langton’s choice

Erna Low’s Joanna Yellowlees-Bound dreams of something suitably alpine…

My ideal property would be an apartment in Arc 1950, because it’s the best location in the Alps and you can ski directly to the doorstep of every property in the village. With underground parking beneath each residence, I can drive straight to the front door from the airport, which is perfect for weekend getaways. What’s very important to me is a stunning view of the mountains, something that I know I will get from Arc 1950, and – as a fantastic family friendly resort – I know it’ll be perfect for my three sons.”

Kay & Co’s Martin Bikhit wouldn’t say no to a well-located mews house…

“My ideal stocking-filler would be a Marylebone mews house. It would have to have a large eat-in kitchen, a fabulous master suite, lots of natural light and high ceilings. I’d like some outside space and a location close to the High Street, so I could enjoy the great dining and shopping on offer.”

London buying agent Simon Barnes would be pretty happy with a duplex in Belgravia…

“What I’d like in my stocking are the keys to a nice big flat in Belgravia. The flat should be on the top floor, so nice and bright and ideally on two floors, so there is a feeling of space. I’d be looking for a wide street, with good wide buildings so the floors and the rooms are big and bright, with plenty of space to relax and entertain in (and large enough for big furniture and big art). The flat should have about three bedrooms, with a small office and space for the occasional guest (not too big otherwise you’ll never get rid of them). It’d have a kitchen that’s big enough to eat my takeaways in, or cook the occasional meal with a great wine fridge and a dishwasher. Ideally the flat should have direct lift access, so I don’t have to meet the neighbours.”

A beauty in Belgravia

Belgravia’s at the top of the list for Nota Bene’s Anthony Lassman too…

Chester Square (on the market for £20m with Simon Barnes Property Consultants)

“My ideal property has to have a certain magic. It will have to have outside space, ideally with a south west facing garden and a huge kitchen/informal dining area for convivial informal gatherings en-famille or with friends. I love the buzz of town with some greenery so it has to be Belgravia, or parts of South Ken or parts of Chelsea; for example, Pelham Place, Egerton Terrace, certain houses in St Leonard’s Terrace, or south Belgravia, SW1/ 3/ 7.  I am done with showpiece reception rooms and prefer rooms with wonderful windows, a great view, but do like good walls for art.

I want a study in which I can work, and the luxury of a large sunny master bedroom with his and hers walk-in wardrobes, a bathroom for ‘her’ and a shower room for me. Aside from that, I am happy with good residents’ parking.”
