The entire 29th floor of Sky Gardens – one of the first sites to be developed in the Nine Elms regeneration area – has been listed for sale, asking £8.1m. The whole of the 27th floor was being offered for a similar sum earlier this year.
Comprising eight apartments, the “landmark” 29th floor portfolio is described as “a good buy-to-let investment opportunity”, although the potential for creating a lateral behemoth with 360 degree views is also thrown out there.
Interior designed by Hitchcox and Stark’s YOO, the four one-beds and four two-beds range from 495 square feet to 731 square feet, adding up to a combined 4,904 square feet, with 384 square feet of enclosed terraces.
Fraser Property’s oval-shaped 36-storey scheme, drawn up by architects Careyjones Chapmantolcher, is delivering a total of 239 resi units (a third of which are affordable) along with seven floors of commercial space, with completion slated for Q1 next year.
The big hook is the concept of “floating” green spaces designed by landscape starchitects Gillespies, the team behind 20 Fenchurch Street’s Sky Gardens. Providing a temperature and humidity controlled environment, the idea is for residents to be able to enjoy their lofty communal gardens all year round. The scheme picked up the “Best Housing Project” gong at the Sunday Times British Home Awards in 2014.
In October, the developer confirmed that all of the private apartments had forward sold. Speaking at the time, Simon Lear, CEO of Developments of Frasers Property (UK) Ltd, said: “Sky Gardens in Vauxhall is one of the first sites to be developed in the Nine Elms regeneration area. There is a real energy in this part of town and the team is delighted with the progress made.
“All the private sale apartments are already forward sold so commercially the project is already a major success. The Tower, once complete, will provide residents with two sky gardens overlooking Westminster and Chelsea, a 24-hour concierge service and a state of the art communal gym overlooking the communal garden. Completion is set for April 2017 and we look forward to welcoming new residents.”
The 27th floor, a very similar set-up, was being advertised in March for £8m.
