'One of the world’s healthiest homes': North London mansion lists at £15.75mn following wellness-focused refurb

News

'Recovery sanctuary' in Hampstead has been reworked in line with the principles of Building Biology - and comes complete with hyperbaric oxygen chamber.

A Grade II listed mansion in north London is being pitched to potential buyers as a “true sleep and wellness sanctuary”, following a refurb focused on high-end healthy living.

The double-fronted seven-bed on Constable Close has been launched onto the market at £15.75mn via local agents Bargets.

But this is no ordinary super-prime instruction, according to the firm, as the “pioneering example of a healthy home” has been built in line with the principles of Building Biology.

The brochure explains that every single feature has been designed with health and wellbeing as a priority, although many of the improvements won’t be obvious to the casual observer: “Fresh filtered and thermally regulated air is circulated around the home, structured and filtered water runs to every faucet, the wiring is shielded to prevent electromagnetic noise, the non-flicker lighting is designed to mimic nature, and every single material & fabric from the paint to the wood fibre insulation has been selected with great care to be health-promoting instead of the toxic materials that enter most buildings.”

Other key features include a “recovery gym” incorporating a sauna, cold plunge, swimming pool with Olympic-level jet and a hyperbaric oxygen chamber.

Particulars also note state-of-the-art security, multiple reception/entertaining spaces, along with flexible bedroom accommodation, separate utility server room, and lift access to all floors.

The 0.5 acre plot overlooks the Hampstead Heath Extension, and is unbothered by through-traffic, which should add to the appeal for health-conscious HNWIs.

The property was originally built in 1923-1924 by the renowned architect John Carrick Stuart Soutar for Edwin John Tanner. Historic England bestowed the Grade II listing in 2020.

Bargets, who are sole agents, told PrimeResi: “The owner/seller has renovated this Grade II Listed house to become one of the world’s healthiest homes. Located in one of the most unassuming and highly desirable positions within Hampstead Garden Suburb on a magnificently brilliant plot directly overlooking the Hampstead Heath Extension.”

Specification & key features

Building Biology (Healthy Living) measures and M&E installation

1. Ground source heat pump (heating and cooling)

  • A low carbon ground source heat pump – running in simultaneous heating and cooling mode where heat extracted during cooling is used to heat the hot water
  • Heat pump has been designed to serve underfloor heating throughout the house
  • Heat pump has been designed to cater for plunge pool cooling
  • Cooling throughout the main rooms

2. Water filtration

High water quality due to:

  • Structured water system
  • Filtration and softened water system
  • Non-toxic pipe materials

3. Fresh air ventilation

  • Mechanical ventilation system with heat recovery provides fresh filtered air to all the rooms in the house.
  • In winter windows can remain closed, no cold draughts, and with the secondary glazing = quiet house – limited noise externally.
  • This system will not only provide fresh air and good air quality levels day and at night when you are sleeping, it will also maintain good humidity levels to reduce the risk of mould growth.

4. EMF wiring

The electrical design follows low EMR (electro-magnetic radiation) building biology principles:

  • Radial wiring, bed – zones wire free (no electro-magnetic radiation in areas under and around beds min. 1m away from bed edges, ie. no electrical wiring in floors/walls in this area)
  • Kill switches in bedrooms
  • Hard wired CAT 7 cabling

5. Wet underfloor heating

  • Even temperatures throughout with low temperature swings in localised areas. Uniform radiant heat (building biology optimal)
  • Low risk of leaks

6. Fabric measures

All measures have resulted in a thermally sound and comfortable and healthy property unlike any other period house in the local area delivering a comfortable and healthy internal environment.

6.1 Natural thermal insulation (walls, floor, roof)

  • Woodfibre internal wall insulation: a natural material that has a hydroscopic characteristic. It can act as a ‘moisture buffer’ (able to both absorb and release moisture). This is a beneficial trait that impacts positively on internal relative humidity levels.
  • Significantly reduced level of heat loss what would otherwise be a poorly insulated building
  • Warm internal surfaces throughout the building

6.2 Air tightness

Installation of airtight detailing throughout the house, including:

  • Taped airtightness membranes at second floor, roof level and ground level
  • Airtight plaster finishes including all junctions between membranes and plaster
  • Airtight detailing around window reveals
  • Airtight detailing around services ducts and conduits for electric wiring

6.3 New secondary glazing and repair of outer Crittal glazing

  • Thermally sound, comfortable and healthy, warm dry conditions within the property
  • Reduced risk of condensation
  • Reduction of thermal bridges

7. Use of non-toxic materials

  • All materials are non-toxic and have zero or ultra-low VOC (volatile organic compound) content/VOC emitting materials
  • Use of lime plaster to internal walls, use of parge coat to external walls prior to fixing woodfibre insulation, lime skimming plaster
  • Use of highly breathable clay paint for walls and ceilings
  • Solid wood floorboards (instead of engineered flooring)
  • Non-toxic pipe materials (stainless steel pipe to potable kitchen tap)

8. Healthy artificial lighting

  • Flicker-free lighting sources
  • Colour schemes that closely match natural light

9. Location

  • Located within green space (front and rear gardens, directly adjacent to Hampstead Heath) within sub-urban residential area
  • Located away from sources of contamination, radiation, pollutants and noise
