The latest RICS survey of surveyors included a question about potential shifts in the desirability of certain features of properties over the next two years.

New buyer enquiries, newly agreed sales, and new instructions have recovered since the lockdown, but surveyor sentiment is still not buoyant.

RICS' measure of new residential property instructions fell to its lowest level on record in April (since at least April 1999).

"These are exceptional circumstances," warn surveyors, "and the Government will need to consider all avenues that could feasibly rebuild confidence, bridging the gap between uncertainty and recovery.

Demand, supply, prices and transaction numbers all increased from January to February, according to the latest RICS survey.

Surveyors "are optimistic regarding the outlook for activity over the next twelve months," says the RICS.

The RICS is to review its ethical standards with a view to stamping out conflicts of interest over valuations.
