Purpose of role

We are looking for a recently qualified MRICS or equivalent with 3 plus years central London residential sales experience to support the Head of Residential Sales & Lettings in achieving our sales targets. The role requires someone who is comfortable with running financial analysis and can write compelling business recommendations together with being proactive at advancing sales activity from inception to completion. 

Grosvenor regularly recycles capital, disposing from one part of the business to reinvest in another. We currently have a five-year plan to recycle capital from our Residential Lettings portfolio to reinvest in development and investment on the London Estate and in other GBI projects. This role will work alongside the Head of Sales and Lettings to deliver a challenging sales target of both piecemeal and portfolio residential sales for 2020.  

The early stage of each sales year (Sept – Dec) involve the co-ordination of agents and valuers to inspect units and collation of a large amount of information to produce sales packs for each unit ready to launch in the beginning of the next year. This role will be responsible for this administration and will also help to co-ordinate the approval of the 2020 sales plan, which will be presented to the Executive Board in December 2019. The role will be assisting with the business analysis required for this approval, as well as other ad hoc sales approvals throughout the year. It represents an exciting opportunity to contribute towards high profile work which will make a difference to the business.

After the ‘set-up’ phase this role will be responsible for executing piecemeal sales from start to finish, with support from the Head of Sales and Lettings but ideally working as autonomously as possible. Additionally, this will require working effectively with multiple agents to maximize performance, providing support and challenge through the marketing and negotiation phase, direct negotiation with some existing tenants and in liaising with solicitors through the legal process. The role necessitates being able to build strong working relationships and a network of support across the London Estate. 

To flourish in this role, it’s important to be proactive and able to use their own initiative to achieve results both in terms of the ‘what and how’. They will operate in a fast-paced environment and effectively manage the needs of multiple transactions.  An eye for detail is needed and experience of the London Estate and typical Grosvenor lease structures will be beneficial.  

As business needs may fluctuate, we would like any candidate to be flexible and willing to assist in other ad hoc projects which may arise and require recourse, most likely in the Residential Lettings portfolio or on asset management projects in the North Belgravia Team.

Key responsibilities

Approvals & Analysis –Running Hold/sell analysis and writing compelling business recommendations both for existing pipeline and other discretionary sales.  

Sales – Proactively leading allocated sales from start to completion. This will include managing the external agents, negotiating sales terms and price, managing the legal process through to exchange and completion and subsequent set up of new leases on Voyager. 

Administration – Co-ordinate collation of sales packs for 2020 sales; requiring liaison with colleagues across the business, investigation into the development history of buildings and collaborating with Boodle Hatfield to ensure we have an accurate and complete data site for all sales. 

Support Head of Sales and Lettings – Other ad hoc support required from time to time, potential to work on the larger portfolio sales as well.

Key requirements

  • MRICS preferred, minimum 3 years central London residential sales experience required.
  • Business and commercial acumen and the desire to work in a target-driven environment. 
  • Strong analytical and business writing skills – an ability to analyse performance of assets and succinctly express business plans and approvals
  • Excellent organisational skills and the ability to manage multiple transactions at one time. 
  • Strong negotiation, influencing and communication skills.
  • People skills and relationship building – Working effectively and collaboratively to establish great working relationships and motivate and manage colleagues/agents/lawyers/valuers.
  • Awareness of when to seek additional legal advice and/or escalating matters where appropriate.
  • Proficiency with Voyager and Planon or similar property information storage software and evidence of ability to learn how to use new systems. 
  • Strong Excel skills and experience of working with spreadsheets and cashflows. 

Please note that this role is a Fixed Term Contract for an initial period of 12 months.
