Senior Lettings Specialist

SP Property Group acquires and manages properties for individual landlords and family offices. We are looking to recruit a Senior Lettings Specialist to play a senior role within the £1bn portfolio of properties we manage in zones 1 and 2, which rent for £300 – £30,000 per week.

The successful candidate should be enthusiastic, presentable, methodical and have strong attention to detail.

Day to day responsibilities will include: 

Client advisory: Advising landlord clients on suggested pre-launch refurbishment works, current market conditions, the recommended marketing strategy and setting rent.

Marketing of properties: Ensure all properties are prepared for the market and let at the earliest possible occasion including organising market appraisals, selecting and instructing letting agents, setting the marketing strategy and rent level. Liaise with appointed letting agents throughout the marketing process and provide the landlord client with thorough feedback of all viewings and rental strategy.

Agreeing offers: Negotiate all terms on behalf of the client, prepare required paperwork, organise referencing (through an external reference agency), request and ensure move-in monies are all paid and liaise with the Property Management team regarding all agreed works.

Renewals: Monitor & negotiate all renewals on behalf of the client.

Portfolio analysis: Prepare adhoc reports on the portfolio’s performance i.e. void periods, rent increases, expenditure.

New business: Liaise with potential new clients and work with the Head of Rental Property Management with new business initiatives and pitches

Experience: Minimum 5 years’ experience as a lettings negotiator / senior lettings negotiator, ideally with experience letting super prime properties. Proven track record of reaching and exceeding lettings targets. Experience working as part of a team and good knowledge of property software (ideally Jupix but not essential), excel and strong report writing skills.

Qualifications: Degree educated, minimum ARLA 1& 2 accredited.
